CONNECTING YOUR GAS, ELECTRICITY AND TELEPHONE

It’s your responsibility to have the gas, electricity and phone put into your name. You are also responsible to disconnect the gas, electricity and telephone.

Below we have listed the contact numbers for you to arrange the suitable utilities to be connected into your name.For electricity connection you can contact western power on 13 13 53
For gas connection you can contact Alinta Gas on 13 13 58
For gas bottles you can contact Kleenheat Gas on 13 21 80 or
For telephone connection you can contact Telstra on 13 22 00

WATER ACCOUNTS

Water accounts are in the Landlords name, care of Sanctuary Real Estate. Sanctuary Real Estate will send you an invoice advising you of the amount. This will need to be paid to Sanctuary Real Estate within 14 days. If payment is not received within the 14 days, you will be issued with a 14 day breach notice. The breach notice will be recorded on your rental history.

WATERING DAYS

You are allowed to water two (2) days per week when the sprinkler ban is not in place.

The times your allowed to water are before 9:00am and after 6:00pm.

The last digit of the number of the property is your watering day.

 

Examples:53 Jackson Street – 3 is the last digit – Watering days are Friday & Monday,

1 Liza Way – 1 is the only number – Watering days are Wednesday & Saturday,

123 Bell Ave – 3 is the last digit – Watering days are Friday & Monday.

CONTENTS INSURANCE

It is crucial that you affect your own tenant contents insurance. It is important to note that should your goods be damaged or destroyed by circumstances affecting the owner’s property (i.e. Fire, storm damage, power outages etc) then your goods and possessions are not insured by the owner.

Examples:

Example One: An electrical fault in the building starts a fire and the property is destroyed. Your possessions will not be covered by the owner’s insurance.

Example Two: You are away on holidays and the power cuts out due to an electrical fault in the building. Your return home to find your fridge/freezer goods spoilt. The owner’s insurance will not cover your fridge/freezer goods.

Example Three: A storm blows a tree onto the house and in the process, your belongings are damaged. The owners insurance will not cover your possessions.

In all cases above, quality tenant contents insurance should cover your goods for these given examples. Please check with your insurer however for the cover they can provide you.

You need to ensure that all your goods are adequately insured and the owner/agent will not be liable for damaged or destroyed tenant possessions.
