The Perth property market experienced a seasonal slowdown in early January, with both sales and leasing activity easing during the holiday period. Despite fewer transactions, housing supply across both sales and rentals remains extremely limited, keeping competition strong. Activity is expected to increase as the market moves further into 2026.
Sales Activity Slows Over the Holiday Period
Across the Perth metropolitan area, 143 property sales were recorded last week, representing a significant reduction in weekly activity. Detached housing, units, and vacant land all recorded similar decreases, reflecting a broad-based softening.
Areas Recording the Most Sales
1. Baldivis led the market with the highest number of sales
2. Kelmscott followed with steady activity
3. Beckenham, Coogee, and Gosnells each recorded multiple transactions
Sale prices varied widely, with premium property achieving $1,300,000 in Rockingham, while more affordable stock changed hands from $550,000 in Lathlain.
Property Listings Remain Scarce
By the end of the week, there were 1,862 properties listed for sale across Perth — fewer than the week before and dramatically below historical levels. Total listings are around one-third lower than four weeks ago and more than half lower than this time last year. This ongoing lack of available stock continues to place upward pressure on competition among buyers.
Rental Conditions Remain Tight
Rental availability across Perth remains limited, with 1,755 properties available for lease at the end of the week. Leasing activity softened, with 254 properties leased during the week, lower than recent weeks but slightly ahead of leasing volumes recorded at the same time last year.

Sanctuary Real Estate Market Perspective
Although January has begun quietly, the fundamentals of the Perth market remain strong. Limited housing supply, combined with sustained demand, continues to shape conditions for both buyers and renters. As activity resumes following the holiday break, competition is expected to pick up.
