The housing market in Perth recorded a notable recovery, with 746 properties sold during the week, an increase of 20.5 per cent compared to the previous period. This surge was largely driven by strong growth in house and unit sales, which rose by 32 per cent and 27.1 per cent respectively, while land sales fell by 44.2 per cent.
Key Suburbs Lead Transaction Volumes
Sales activity was concentrated in several high-performing suburbs, including Baldivis, Byford, Canning Vale, Ellenbrook, and Gosnells. At the premium end, the highest sale reached $2.9 million in Trigg, while the most affordable transaction was recorded at $495,000 in Cockburn Central.
Listings Rise but Remain Below Last Year
The number of properties available for sale increased to 3,966, reflecting an 8.1 per cent weekly rise. Growth was seen across houses, units, and land. Despite this increase, total listings remain 14.3 per cent lower than the same time last year, although they are more than 20 per cent higher than levels recorded four weeks ago.
Rental Supply Continues to Improve
Available rental listings rose by 2.6 per cent to 2,153 properties, continuing a gradual upward trend. Rental stock is now 13.2 per cent higher than a month ago but still slightly below figures from a year earlier.
Leasing Activity Surges
Leasing activity strengthened significantly, with 639 properties rented during the week, a 30.1 per cent increase compared to the previous week. This level of activity exceeds both last month’s and last year’s figures, indicating sustained demand in the rental market.
High Demand Across Rental Suburbs
The most active rental locations included Perth, Maylands, Scarborough, Baldivis, and Dianella, demonstrating consistent tenant demand across both inner-city and suburban areas.
What This Means for Buyers and Sellers in Perth
For Buyers:
Rising listings provide more options and slightly improved negotiating power, especially compared to earlier in the year when stock was tighter. However, strong sales and rental demand suggest competition remains, so acting decisively is still important, particularly in high-demand suburbs.
For Sellers:
The increase in sales activity signals a receptive market, with motivated buyers actively transacting. While inventory is rising, it remains below last year’s levels, meaning well-presented and correctly priced properties are still likely to attract strong interest and achieve competitive outcomes.
