Qualifying Tenants

We will generate a thorough Comparative Market Analysis for each property in which assists in determining the correct rental for your investment property.

Our application process requires the tenant to submit a comprehensive application form and associated documentation. On receipt of all information, a thorough screening process is undertaken by the Property Manager which involves :

  1. Pre-screen prospective tenant – during home opens we will ask prospective tenants relevant questions in order to assess their suitability for the property should they apply.
  2. TICA and National Tenancy Database checks to ensure they have not been registered on any tenancy databases – this includes New Zealand and Australia.
  3. Discussion with previous Property Managers (where possible) to assess their history as a tenant.
  4. Proof of ID – ensures that the applicants have given 100 points of ID.
  5. Employment checks to confirm proof of income and job security.
  6. Reference check – tenant application require at least 3 references, from personal referees, past employers, and previous landlord / Property Managers. It is the role of Property Manager to do a double-check that the references they’ve provided are accurate, as well as try and extract some character profiling information from them.
  7. Having a chat with the prospective tenants – last but importantly the Property Manager will have a conversation with the prospective tenant for character profiling.
